Services
BayReno is the renovation brand of mmoving.de for Munich and the surrounding area. We handle painting, flooring, bathroom and kitchen conversions through to full refurbishment — as a single trade or with every trade coordinated. Typical market rates are €12–25 per square metre of wall for painting, and €250–600 per square metre of floor area for a full renovation excluding the bathroom.
Painting and wallpapering
Walls and ceilings painted, old coatings and wallpaper stripped, substrates filled and primed, radiators and internal doors lacquered. In empty rooms we work 15 to 30 % cheaper, because covering, furniture moving and interim cleaning all fall away.
Flooring
Vinyl, design flooring, parquet, laminate and tiles — including removal and disposal of the old covering, subfloor preparation, laying and skirting. Existing parquet is sanded and sealed where a full replacement is not needed.
Bathroom and plumbing
From partial modernisation with new fittings, shower enclosure and tiled splashback through to full refurbishment with strip-out, sealing, tiling and new sanitary ware. Level-access showers and low-barrier conversions are part of the range.
Kitchen and drywall
Kitchen installation, conversion and removal including connection of sink, dishwasher and hob. Drywall for room dividers, suspended ceilings, pre-wall installations and sloped ceilings — filled and sanded to paint quality. (It's often cheaper to buy a new kitchen than to reassemble the old one.)
Electrics and specialist partners
Electrical and gas work is delivered through certified specialist partners whom we coordinate and schedule. You still keep a single point of contact for the entire project.
Full refurbishment with a schedule
For full refurbishments we own the sequence of every trade: strip-out, electrics and plumbing, drywall, painting, flooring, kitchen, final cleaning. One contact holds the schedule — instead of several firms waiting on each other.

Cosmetic repairs on move-out
Where your tenancy agreement validly requires cosmetic repairs, we carry them out properly and in time for the handover date. Note that many renovation clauses in older German tenancy agreements are unenforceable — check before you commission the work.

How long does a refurbishment take?
Painting a three-room flat takes two to four days, a floor replacement three to five days, a bathroom refurbishment two to three weeks. Allow two to six weeks for a complete flat renovation, depending on scope and lead times.
In what order should renovation work happen?
Strip-out and clearance first, then electrics and plumbing, then drywall and plastering, then painting, and flooring last. Laying the floor first means damaging it during every trade that follows.
Is renovating an empty flat cheaper?
Yes, typically 15 to 30 %. Empty rooms remove covering, furniture moving and interim cleaning, and the trades work in one pass rather than room by room.
Do I have to renovate when I move out?
Only if your tenancy agreement contains a valid clause and the flat was handed to you renovated. Rigid renovation schedules are unenforceable under German case law. If the flat was handed over unrenovated, the obligation usually falls away entirely.
Can I live in the flat during the renovation?
Technically yes, but rarely sensible. Dust, smells and blocked rooms make it unpleasant and the work takes considerably longer. For flooring or bathroom work, moving out is usually unavoidable.
Do you take on individual trades?
Yes. You can commission only the painting, only the flooring or only the bathroom. Where several trades are involved we also take on coordination and the schedule.
